Steve Khroyan

Steve has over 15 years of broad Commercial and Residential Real Estate experience working for large Retailers, Real Estate Development Companies, and Home Builders. He has held numerous management positions and specializes in Acquisitions, Entitlements, and Project Development.

Prior to joining Pacific Project Management, Steve held various senior positions at Evergreen Development. He was a pioneering member of the development team responsible for launching Tesco PLC’s Fresh & Easy Neighborhood Market in the US and successfully exceeded the client’s aggressive first year delivery goal to open 70 new stores. Steve also led efforts to identify and underwrite distressed residential investment opportunities for the company.   More recently he provided GAP Inc. Construction Management services to help rollout their new branding, merchandising and display elements. Services were fully integrated with GAP’s systems and coordinated closely with the company’s design, procurement, and construction departments.

Responsibilities include: Providing comprehensive site analysis and conducting feasibility in order to facilitate site selection and to effectively negotiate leases. Obtaining all manner of Entitlements & Permits in a timely manner. Responsible for creating and maintaining Budgets and Schedules to meet client requirements. Managing Construction Bidding efforts to select General Contractors and construction oversight to ensure on-time and under budget delivery of projects.

Steve earned a Bachelor of Science degree in Landscape Architecture from Arizona State University, a Master of Architecture degree from Arizona State University and an MBA Degree from Arizona State University.

In his free time Steve enjoys travel and spending time with his young and growing family.
