Project Management Director – Seattle Area

We are looking for a leader who has a strong understanding and control over the following areas:  Commercial Real Estate TM, PM & AM services and how they integrate together; Leadership and a proven track record of leading and mentoring teams of other mangers and staff; Strong comprehension of project management, specifically planning, design, construction, SFE and move management down to the details, project team integration, contracts, and risks associated with building spaces and buildings; knows how develop and maintain consistent project pipeline across multiple market sectors; and is a leader of our culture & STIHL values.


Essential Duties and Responsibilities:

  • Reports to Managing Director
  • Direct leadership and mentoring of the Seattle office variable projects team
  • Responsible for growing the Seattle office variable team to 12 producers made up of SPMs, PMs, APMs & PCs
  • Actively engage in employee recruiting
  • Develop clear organizational and direct report structure for team members
  • Develop and communicate clear roles & responsibility for team members
  • Maintain & actively input into company business development tracking tools & CRM processes
  • Diversify market sectors to help offset economic cycles
  • Work with market leads (SPMs) and rest of the team to develop client and industry partner relationships
  • Lead and work with market leads and marketing for RFP and proposal responses to potential and existing clients
  • Collaborate with Marketing Manager on all marketing and business development requirements including team bios, project case studies and key metrics
  • Further develop and ensure team utilizes Pacific PM platforms, project templates, and tools
  • Develop and report on KPIs for team to show success and continuous improvements
  • Maintain team value log showing both quantifiable & qualitative value added to clients, partners and overall project process
  • Travel locally and as needed elsewhere to support team, company, clients & partners
  • Engage with existing client base to maintain understanding of current and future needs
  • Help develop & manage operating budget for variable city office
  • Engage with community and commercial real estate industry groups.  Join industry group committees and help grow PPM brand within community

Experience & Requirements:

  • 4 year degree in Construction Management, Architecture, Engineering or Business
  • 15+ years of general contracting, architectural design, or real estate project management experience specifically in managing TI or development projects
  • Prefer strong project experience in life science, medical or office markets sectors
  • Proven track record of developing & maintaining clients and partners
  • Strong experience of successfully leading & managing direct reports
  • Skillsets to utilize and properly manage Microsoft Project Scheduling, Power Point, Visio, Word, and Excel software
  • Have extensive experience in developing estimates and managing project budgets effectively
  • Use of project management software, and or good understanding of using this type of platform for projects
  • Development of RFQs and RFP’s for solicitation of services
  • Must be able to sign and maintain company business agreement
  • Must be able to pass required background checks, including DMV
  • Must carry required auto insurance levels
